Planning

Initial planning of a development is paramount for its ultimate success. Every decision made at the planning stages of a development affects the short- to mid-term economic return to the developer as well as the long-term economic stability of the built place.

A first step is scenario building. ENTELECHY professionals create scenarios and decision filters to determine the appropriate strategy for a site. There are multiple approaches to creating scenarios, including: a) maximized entitlement strategy, b) realistic carrying capacity of the land, and c) market-identified highest and best use.

"Highest and best use" for a site is not always maximizing the underlying zoning. Carrying capacity of the land takes into account natural or man-made features. We understand the necessity of garnering a high return on investment for developers and investors in a project, while being respectful of inherent strengths and weaknesses of the site.

Sound land planning leads to strong economic return, and equally as important to positive social and environmental return. Developments that complement and connect to their surroundings result in a much larger synergistic effect on the district, neighborhood, or community a project is within.

Design

Design of any place must consider both the private and public realms as well as psychological and social implications of creating place. This is the essence of urban design and a core underpinning of ENTELECHY's development work.

Our approach to urban design begins as a dual investigation of the site at a micro level, as well an understanding of its context at a macro level. Urban design is very much about the relationship of buildings to the spaces they embrace; first and foremost creating the physical place. But there is much more. Urban Design is also an understanding of building typologies and densities, landscape, and transport systems; and how by relating these parts, a place is created. Deciding whether these elements of the urban place are to be juxtaposed or in harmony, and to what level, is part of the design process. The designer must intrinsically envision what a future place may be and how it will be used based on the relationship of buildings to outdoor spaces, whether its vision is to be a dynamic and lively place, or calm and reflective.
